The pseudospin-electron model is proposed for the description of the intercalation of ions in semiconducting crystals of TiO$_2$-type. The effective interaction between pseudospins (ions) is formed due to pseudospin-electron interaction. The possibility of the phase transitions in the system connected with the change of the concentration of intercalated ions and significant increase of electrostatic capacity of the system is revealed in the mean field approximation.
